Experience Requirements
36 months of active licensure as an affiliate broker
Alternative Pathways:
- 24 months with a baccalaureate degree majoring in real estate
- 24 months if licensed as an affiliate broker on or before May 12, 1988
Must be licensed after May 12, 1988 for this requirement to apply.
Education Requirements
Complete 120 total approved real estate education hours, including a 30-hour Office/Broker Management course; prior qualifying affiliate coursework may count.
Required Courses:
- 90 hours of affiliate broker pre-licensing education
- 30-hour Office/Broker Management course
Broker management course must be from a TREC-approved school.

After completing required broker post-license education, complete 16 CE hours every two years, including six CORE and ten elective hours. Check current principal-broker rules and exemptions.
Post-License Requirement: 120 hours required. Brokers licensed after January 1, 2001 must complete this education before the fourth anniversary of their broker license. If it is not completed, TREC requires downgrade or retesting and reapplication.
Reciprocity Agreements
Tennessee does not issue reciprocal licenses. TREC reviews out-of-state education, experience, and license history to determine eligible substitutions and examination requirements.
