Requirements, fees, and steps to upgrade to broker
Experience Requirements
Minimum 2 years as a licensed salesperson with either 20 closed transactions in 2 years or 40 closed transactions over any period
Alternative Pathways:
- Attorney at law with a Certificate of Good Standing from the WV State Bar
A closed transaction includes sales and leases of at least one year duration where the applicant represented the seller, buyer, or both.
Education Requirements
Complete 90 hours of broker pre-license education if already licensed as a salesperson in WV (180 hours if not currently licensed).
Required Courses:
- 90 hours of Commission-approved broker real estate courses
Education must be completed within 5 years preceding application. Attorneys may receive an education waiver.

Reciprocity Agreements
West Virginia has a Florida mutual agreement (amended April 2025). Other out-of-state licensees receive a national-exam waiver but must pass the WV state portion. WV eliminated broad full reciprocity in 2017.
